Here at Serene Property Solutions, we provide comfortable stylish homes you will be happy to return to at the end of the day, where you can sit back and relax, happy to be home.

Our beautiful shared houses are wonderfully affordable as our all-inclusive rent means you don’t have to pay any bills, we pay them for you.

Some frequently asked questions by tenants wanting to live with us:

Do you charge a deposit?


Yes, all our tenants pay at deposit that is equal to one month’s rent.




What references and checks do you do?


We ask for a reference from your employer and a reference from your current or previous landlord and/or letting agent if you have rented a property through an agent previously. We also do a credit check to see if the rent is affordable for you. We pay for this referencing and credit checks so that you don’t have to.




Will I have a lock on my room?


Yes, we put locks on all of our bedrooms as we want you to feel secure and have the peace of mind to feel happy and comfortable in your home.




What happens if I want to leave?


Once you have finished your initial six month contract with us, all you need to do is tell us that you are moving on, and give us one calendar months’ notice. When we advertise your room for a new tenant we will always give you at least 24 hours’ notice when a potential new tenant is coming to view it.




What is the minimum time I can rent a room for?


We start with a minimum of six months, and after this initial fixed term is up, the contract will turn into one that goes from month to month. However, if you have an employment contract which is less than the initial six months we ask for, we can arrange shorter initial fixed term which can be agreed before you move in.




Who else will be living in the house?


Our tenants are working professionals in their twenties and thirties, although occasionally there may be a mature student or post graduate in the house.




Are there any other fees or charges?


No, there are no other fees to pay, just your rent.




Do you have any rooms for couples?


We don’t currently have any couples rooms, our rooms are for single occupancy only.




Do you allow pets?


No we don’t.




Which bills are included?


All of them! That’s gas, electricity, water, council tax, broadband and TV licence. We also provide a regular cleaner for communal areas, and the gardener will take care of the lawns and shrubbery. Gas and electricity are included up to a combined cost of £200 per calendar month for the whole household. You shouldn’t exceed this amount even during winter. If for some reason you do, these will then be calculated monthly and split evenly between those of you living there.




Is the broadband fast?


Yes! We know how important internet is so we only use the best broadband packages available.




How do I pay the rent?


Rent is paid on the first of every month via a standing order to arrive into our account. We will provide you with all the details to set up your standing order when you become our tenant.




How do I make an appointment to book a viewing?


Just give us a ring, or send us a text if you want to arrange a viewing. We will usually be able to show you the room the following day, as we always give our current tenants 24 hours’ notice if someone is going to look at their room.




Can my friend of family member come and stay with me?


It is your home, so of course you are welcome to have guests, but out of consideration for your housemates please keep this to no more than two nights per week unless previously agreed with us. And remember to mention if any guests will be staying to your housemates so that they don’t get a shock should they bump into them!




Is there any parking at your properties?


Some properties have driveways for multiple cars, and most have street parking (although the odd one may have restricted parking hours) – it depends on the property. The advert for each individual property will have more information.




Do you offer referral bonuses?


Yes we do. If you find someone suitable to rent one of our rooms we will pay you £25 once they’ve moved in – you don’t even need to still be one of our tenants to claim this. Of course anyone you refer will still need to pass the usual checks.




Can I smoke in your properties?


No, all of our properties are non-smoking, which includes hanging out of the window! If you do smoke you’ll be expected to do this outside the property with the door closed behind you.




Do you provide bedding?


No. We do supply is a mattress protector, which must remain in place.




What furniture is provided in the bedrooms?


Every bedroom has a double bed (or single bed, depending on the room), a mattress protector, a chest of drawers, a wardrobe and a bedside table. Some rooms may also have a desk and chair. All rooms have curtains or blinds, and a lock.




Do I need to bring kitchen equipment?


All of our properties are fully equipped with kitchen equipment – plates, bowls, cutlery, sharp knives, chopping boards, pots and pans, mugs and glasses. You will have your own cupboard for your own food and items in the kitchen.




Is there a washing machine, fridge and freezer?


All properties have a washing machine. There will be at least one tall fridge-freezer, although if there are five tenants or more, then you will have two tall fridge-freezers to allow for a shelf each. Some properties have a dishwasher and tumble drier, but not all. Check our advertisement for full details.




Can I leave my contract early?


In this situation we try to help as much as possible. We will advertise the room for the day after you vacate and try to get someone to take over as soon as possible. However, you will be liable for rent until the day someone takes over, or until the end date of your contract – whichever is soonest.




Who deals with maintenance issues in the house?


We do, but we’ll need you to tell us as soon as possible if you think there is an issue with something in the house, no matter how big or small, so we can organise the repairs as soon as possible. If it’s a structural problem or general wear and tear the landlord will pay for it, but if someone has broken something by accident or not, they will be liable for costs involved in repairing or replacing it.




​Is there a TV in the house?


Yes, all our houses are fitted with a large flat-screen TV with free-view in the lounge or communal area.




Can I use housing benefit to pay the rent?


No, unfortunately not. You must be in full-time employment or be a mature/post graduate student. We will ask for confirmation of this from your employer or university.




Is there a landline telephone in the house?


No, we don’t see the need for one as everybody uses their mobile nowadays.




What do I do if one of the housemates is causing problems?


This shouldn’t be an issue due to the nature of the tenants we choose and the thorough background checks we carry out before allowing someone into the property. If this does happen, we ask that you contact us with your concerns. We will listen to both sides of the story and to mediate the problem fairly.
